Check in & Check out: Your apartment is available after 3:00 pm on the day of arrival. On the day of departure we kindly ask you to vacate it by 10:00 am. We need this time to make the apartments clean and loving for arriving guests.
In case of delayed arrival, we kindly ask you to inform us.

Pets: We thank you for your understanding, that pets are not allowed in the apartments.

Non-smoking: In our apartments smoking is not permitted.

Opening: Our house is open all year.

Payment of the stay: Payment is requested in advance upon delivery of the apartment in cash, by debit or credit card or with an advance bank transfer. In Italy the payment in cash is allowed only with an amount under € 2,999.00. 

Reversal condition pursuant to art. 1382 C.C.: There is no right of withdrawal under the Italian Consumer Code – notwithstanding this, we hereby enclose the following conditions of withdrawal pursuant to art. 1382 C.C .:
If the cancellation of the booking should take place 4 weeks prior to your arrival, it is intended that the deposit paid by you will be retained by us. Any cancellation made during the last 4 weeks before your arrival provides for the cancellation of 70% of the total price of the reservation.

• Le seguenti condizioni di cancellazione si applicano ad entrambe le parti.
• L‘acconto (garanzia di prenotazione) versato prima dell’arrivo vale come cauzione e non sarà restituito in caso di cancellazione.
• In caso di disdetta comunicata con meno di 30 giorni di anticipo dall’inizio della vacanza, verrà addebitato l’80% dell’importo totale della vacanza.
• In caso di disdetta comunicata con meno di 7 giorni di anticipo dall’inizio della vacanza, verrà addebitato l‘100% dell’importo totale della vacanza.
• In caso di arrivo ritardato e/o partenza anticipata verrà richiesto ugualmente l’importo totale della vacanza prenotata.
• In caso che non fossimo autorizzati ad aprire o se non fossero permessi spostamenti per frontiere chiuse o Lockdown, la cancellazione è generalmente gratuita e l’acconto viene rimborsato oppure accreditato per una vacanza successiva.
